Short Term Rental Restrictions
In November 2021, Breckenridge limited the amount of short-term rental licenses to any new applicants. The licenses were sold out and there currently is a waitlist. There are several complexes that are exempt and you can still obtain a license for the list of specific properties.
If you have an existing license you just need to keep it up to date. If you are selling, it is non-transferable.
Blue River is still allowing short term rentals, so if you are considering purchasing in Blue River, you do have the option. For more information click Blue River Rental info.
Unincorporated Summit County- This area consists of the properties that are not in the town boundaries. For example, Quandary area, Wildernest, Summit Cove, etc. Summit County placed a 9 month moratorium in June on applications, so next March you can apply for a license. See Summit County Rules
for more details and to determine which areas are in unincorporated Summit County.
The current town corridors of Frisco, Dillon, and Silverthorne have not implemented any restrictions yet. If you are considering selling or buying in these areas, these are great areas to invest. Prior to the short term restrictions, approximately 50% of Buyers wanted to do short term rentals to help off-set their monthly costs. The return on your investment is when you sell.
Keystone proper and Copper Mtn are exempt from the short term restrictions. For a more detailed explanation feel free to reach out to me and I can help navigate the rules. Have a wonderful day!
